The Perfect Tenant Does Exist
We can increase landlords revenue by 2x or even 3x
Guaranteed tenant for life - we may be your last tenant ever in this building. As a real estate investor, I know one of the largest expenses is vacancy from tenant turnover and capital expense to prepare the suite for the next tenant. Vacancy accounts for 2-month’s worth of revenue per year ($2,000-$3,000), not including any potential CAPEX or repairs, my company eliminates that, let me explain how: The revenue increase is due to creative lease signing, reduction in turnover, and significantly reduced maintenance costs. A few years will go by and you will forget that we are even there.
Tenants obligation to rental maintenance
We as the tenant sign our leases holding the obligation to fix any items under $200, this means no wasted time/cost for the owner and manager having to replace light bulbs, emergency locks out, painting, carpet/floor cleaning, plumbing fixture repairs, appliances repair, and more.
We’re running a professional business
Our commitment to providing a 5-star guest experience is the foundation of our business model. When potential clients view our advertisements, they are expecting the exact product and service upon arrival. Our business is run on peer-to-peer ratings. If our guest's expectations are not exceeded with a phenomenal product our business suffers. Therefore we strive to have our units looking and functioning immaculately. The unit is always kept perfectly clean since our clients and their repeat business relies on it, no tap or pipe drip goes unnoticed, same as door issues, window and appliances issues, stains and even paint scuffs. When there’s no guest there, everything is going to look like an open-house
Insurance
Do your traditional renters have tenant insurance in case of fire or property damage? We have $1,000,000 in damage and liability coverage.
Maintenance & Cleaning
How often do you or your tenants do routine maintenance checks of your properties? Every turnover which is typically every 3-4 days, our qualified cleaners go through the unit, clean and polish the unit to showroom ready. Our staff is checking of any damages and to keep all mechanical operating properly, from leaking taps to functional A/C units. Between guests, you can expect to stop by and check up on a showroom-ready home. When was the last time you had a tenant hire a cleaning/painting crew come in and touch up a scratch on the wall immediately once paint chip had happened?
Property Security
Exterior cameras, self-explanatory, see who and how many guests are arriving. August locks, allows us to monitor foot traffic in the unit, how many people enter, when the door is open, lock and unlocked, and remotely lock and unlock from a distance. Each guest is given wireless codes that allow access to the unit only within the times of their reservation. No more copied keys or drilling out locks. Decibel level monitors, we have installed decidable monitors that will send us notifications if noise levels have reached certain heights for sustained periods of time
Why Businesses Stay With Us
Company’s often prefer to put their employees in short term stay homes instead of hotels for a number of reasons. Firstly, from an economic perspective, short term stays are generally more cost effective than hotels as they provide more space and amenities for the same price. Short term stay homes also offer a greater sense of privacy for guests; whereas hotel rooms normally just include one or two bedrooms, most short term stay homes come with multiple bedrooms and even desks for working providing additional privacy and comfort.
Furthermore, short term stay homes are equipped with full kitchens and other amenities like washers and dryers which can make mid-term stays much more comfortable and convenient than regular hotel rooms.
From a practical standpoint, short term stays also have advantages over hotels in terms of providing employees with better access to local services. This is because most short term stay homes are located in residential areas, meaning that it’s easier for employees to access everyday amenities like grocery stores and restaurants without feeling like tourists. Also, these residential areas usually provide more peace and quiet than traditional hotel settings as there won’t be any loud neighbors or partygoers late at night.
